Commercial Site
Western Portion of Property fronts Highway 49. This will also be the access of the project, which will bring the traffic in from Highway 49 at the intersection of Diamond Parkway Blvd. (a new road from Missouri Flat Rd. to Highway 49) between the two commercial lots, then into the gated residential area. Our first phase has 1 commercial lot approved for 20,000 sf of commercial.
Western & Middle Portion of Property
Because of the relatively useable terrain, this area offers some of the better sites for premium lots to be located along the green belt / open space. Some of these lots (9000-12000 sf) will accommodate larger homes, some with 2nd units (granny units). In the first phase, we will have 20 premium lots.
Eastern portion of Property
This access is off Black Rice Road and will be restricted to Emergency Vehicle Access only. We will cooperate with the neighbors on Black Rice Road to assist in their construction of a gate to restrict access into their area as well as our project. They will obtain the permit and we will pay for the gate and share the cost of the maintenance.
Northern Portion of Property
This section of the project has the least amount of oak trees, so with the clearing and leveling we are able to utilize the entire portion as our patio lot home sites. There will be 55 patio lot homes including 8 designated as "affordable housing." Also in this area will be some of the premium lots, located along the open space on the far eastern portion of the site.
