About Piedmont Oak Estates
The property was first identified and zoned for high density housing in 1986. Located in El Dorado County, CA., the property is just 3 miles south of Placerville on Highway 49, 1 mile north of Diamond Springs. The entrance to the property will be off Highway 49 at the new intersection of Diamond Parkway Blvd. which is a new road being built by the county to connect Missouri Flat Road (the exit off Highway 50) with Highway 49. This new road brings the project within 3 miles of the main highway from Sacramento.
We purchased the land in 1990 and worked through the entitlement process over the ensuing years. Our entire project could possibly include as many as 95 detached residential units and 2 commercial sites. The current approval is for the first phase only and includes 75 single family residential units (55 patio lots and 20 premium lots) and 1 commercial site (for 20,000 square feet of commercial). Simultaneously with the construction of the first phase, we will work toward the approval of the 2nd phase. We may want to make adjustments / changes to the 2nd phase to take advantage of varying marketing strategies. We will save the final decision to work with the builder who will be joint venturing with us, or it can be their own decision, if the builder takes over the entire project.
