An Established Development Path

Piedmont Oak Estates offers an approved tentative subdivision plan for 75 residential lots in Diamond Springs, including 55 clustered lots and 20 custom lots. With the subdivision layout and significant planning work already completed, the project provides builders a more defined starting point than raw, unapproved land.

75 RESIDENTIAL LOTS

An approved tentative subdivision plan provides an established framework for future development.

55 CLUSTERED LOTS

Smaller-lot homes offer the potential for an efficient detached-home product with manageable outdoor space.

20 CUSTOM LOTS

Larger residential lots provide a separate opportunity for more individualized home designs and positioning.

COMPACT DETACHED HOME CONCEPT

The approved exhibits illustrate two-story clustered homes of approximately 1,500 to 1,668 square feet, with individual garages and compact private lots.

  • Private garages: Individual garages are shown in the conceptual home plans.

  • Efficient lot design: Smaller lots support lower-maintenance detached living.

  • Cohesive neighborhood: Private roads and shared infrastructure create a more planned residential setting.

20 CUSTOM LOTS

Twenty custom residential lots offer a second product opportunity for larger-lot or individually designed homes within the planned community.

8.28 ACRES OF OPEN SPACE

Approximately 35% of the approved development plan is designated open space.

AFFORDABLE HOUSING COMPONENT

At least 10% of residential units are designated for affordable housing under the approved conditions.

BETTER REGIONAL ACCESS

Diamond Springs Parkway will improve connections between Highway 49, Missouri Flat Road and the Highway 50 corridor.
